This group is not for spammers or investors looking to make it big. It is for Real Estate Professionals and those individuals who can add quality networking and marketing advice. I am a consumers advocate for real estate who is asking industry professionals who want to be shown in a positive light in a network geared toward making the public feel a sense of security. I believe that there are amazing people in this industry and you are who I want to meet and promote.

Along with meeting people here, there are many wonderful people abroad. My friends in Europe could truly help with marketing and networking advice so please check out this group and remember not to spam. Thank you all!

Hello, my name is James Kurek and I am a former mortgage broker by profession. I have been in the mortgage industry for five years and in that time have seen and heard many things I feel must be corrected. I got into the mortgage industry because I wanted to learn about real estate financing and help people become homeowners. And become a real estate investor, both residential and commercial. At first, I spent eight hours a day calling on current homeowners to refinance. This made me very uncomfortable as most of the people were being called up to five times a day. Most had already refinanced AND were in no shape to do anything, although they were more than willing to give the old college try. I was calling the same lists over and over just trying to get someone to bite, but most of the people I talked to told me stories of how they just refinanced into an adjustable rate mortgage and had no equity to refinance again.

Then I was told to call on realtors and try to establish a rapport and referral relationship. I absolutely loved talking to different realtor around the area because they always had plenty of questions for me to show and hone what I knew about mortgage finance. Maybe things would have gone better if I could have actually told realtors what I charged, but I didn’t know until I was told. I never charged enough is what I was told continually, because I didn’t feel that getting a loan for someone was worth five to seven percent of the clients’ loan amount. I felt that things that I saw were pretty shady and that was confirmed when Ohio passed Senate Bill 185 and condemned brokers for their part in the rise in foreclosure through predatory lending practices.

I think back to the meeting in which the brokers found out that the bill was being passed. People were screaming and fighting because they couldn’t charge a 70 year old lady $7,000 for a $100,000 loan. I understand we all have to make a living and it is bad to leave money on the table, but when does being enterprising stop and being just plain greedy begin. I spent much of my time while sitting at my desk, calling number after number, on the internet researching different mortgage programs, trends and ways to fight foreclosure and the guidelines for credit and other issues needed to be addressed during the loan process. I have decided at least for now to concentrate on working with other professionals in the real estate industry to help all people protect themselves from foreclosure. I am doing this because we do have many very good people in this industry and it is our responsibility to ensure that all homeowners are educated and will be able to live worry-free for years to come because they have an effective mortgage plan.

So thanks to my mentor, Dodd Yoder, I chose to be a consumers’ advocate instead of a mortgage broker because he was right when he said you can’t be both. Not when you work for someone else anyway. So realtors, brokers, builders, appraisers and title agents: If you want to prove there are great people in this industry, as I do, please join my Foreclosure Proof Network and work together to build a better America.


Attention to all those who apply to this group... I am here to aid consumers first. That being said I know there are many professionals out there, who are at their wits end, trying to figure out how to get out of the hole this nations real estate market currently resides. Falling property values, an influx of foreclosures, job losses nationally, and constant negative press keeps the American consumer fearful of taking the risk of home ownership.

As I said I am a consumers advocate and as such it it my DUTY to take away the fear of buying a home. Through education, I will take away the fear of predatory lending, the fear of paying too much and the crippling fear of foreclosure. I, with your help, will keep more people in their homes after the closing and beyond.
